I know that many real estate vendors are out there telling you that there is a “secret first-time home buyer database on Facebook.”
Well, I’m here to tell you that it’s not a secret and it’s not a first-time home buyer database.
In fact, you shouldn’t be spending any money targeting renters on Facebook.

Always remember, just because something is touted as “secret” or “new” and people are spouting that it’s the best way to bring in leads, doesn’t mean it’s accurate and actually works.

Hey this is Christina again with Leads and Leverage and today we’ve got a good question. It’s for real estate agents who want to use Facebook to leverage it to bring in real estate leads, and one of the questions I got that somebody was in one of my trainings and they said "Wait a minute, why wouldn’t I target renters on Facebook?" Now you can target renters on Facebook through your Facebook Ads but I strongly advise that you don’t do that.
So why? Why is that? Well here’s the problem, a lot of the metrics there’s a lot of really great metrics in there and a lot of them are very, very, very accurate and it’s wonderful to have those metrics in there. But there are a few metrics especially for real estate agents that felt real estate agents would potentially use, that are not so accurate and they’re actually not worth putting your money into.
There are better ways to get these kind of people. (So one of those is why is renters..) So why wouldn’t you target renters? Because the data is not accurate. With homeowners the data is accurate. It is based on people who have mortgages so that’s accurate. But with renters, the only people that you’re going to get are known rental communities and if your area is like our area. Most renters, majority somewhere is 70% or more, renters do not live in a known rental community.
For example an apartment complex is a known rental community however a condo complex is not, single-family homes are not, duplexes, triplexes and fourplexes are not. Especially if they have their own addresses and no number. if you’re a four-plex and it has number one, number two, number three, number four, versus an individual address for each place in the four-plex.
That’s the problem with that data, it’s not accurate. So if you want to target buyers on facebook then you need to be targeting homeowners with a move-up buyer ad. Don’t target renters, it is not accurate enough to hit on there are better ways to spend your money that will actually bring in the people that you’re looking for. People who are actually interested in buying real estate.
