Hi! This is Christina with Leads and Leverage. Today, I want to actually do a Q&A. I have a question from an agent and he asked me, “What percent of our Facebook Real Estate post content should be property listings, if any?” So, first of all, I’m going to make sure we’re talking about your Facebook business page. I’m not going to talk about your personal profile, you should not be putting out your listings on your personal profile, so zero percent on your personal profile.
I’m talking about your Facebook Business page. There’s all kinds of theories going on out there that people say it should be for every five posts you do, you can do one promotional post or one sales post. For every eight posts you do, you can do one post or 20% all this stuff. Well, you can throw those all out; anybody who’s telling you that stuff, they don’t know what they’re talking about.
Here’s the deal: Beginning January 1st, Facebook has flat out said that they’re going to eliminate reach for every promotional post you put on a Facebook business page. And by “eliminate reach”, I mean, they’re not going to push them out, they're just going to sit on your page, they’re not going to any of your Facebook page likes. So, if you’re doing blatant promotional posts and you are just putting them on your page blatant sales posts things like that, you might want to stop doing that because it’s a waste of your time. First of all, nobody’s going to see it.
Second of all, Facebook pages who continue to put out blatant promotional posts will see the effects not just on those posts but they’ll see their reach decline on all their other posts because Facebook’s going to think you’re just spamming.
So, there are a couple of ways around this to stay within Facebook’s terms of service. First of all, if you want to put out a blatant promotional post like advertising your listing and things like that, do it through Facebook ads, yes, you’re going to have to pay for it. But you want to keep it separate. You want your organic content, the free stuff, to still be going out to as many people as Facebook will push it out to and Facebook will penalize you if you’re trying to promote to those people through that avenue. However, you can use Facebook ads and you can promote through that avenue. So keep your promotional posts separate; just don’t even put them on your page, put them through the ads program.
Second of all, there are ways to do “promotional posts” on your Facebook channel over here without going through the ads program, if you’ve turned them into relevant content. So there are ways to do that, but be very careful because if Facebook’s algorithm thinks you’re gaming the system they will take away everything. They will eliminate your page, they will eliminate your account, etc.
So, here’s the thing: Nothing should go promotional out on your personal profile. If you have your Business page, you pay. You keep your promotional posts under your paid ads program so only do paid ads for promotional posts. For everything else that’s not promotional, but it’s relevant and interesting to your users, those are free, those are your typical status updates, and things like that. So, what percentage of your listings should you put on your page? Zero. You should put or advertise your listings through the ads program, not pushed out on your page. It’s really that simple.
